In keeping with the picture perfect house message, consider that the buyers are probably going to be happiest moving into their new home (i.e. your house) that is in perfect or near-perfect condition.

If they have to repair everything from the roof to the entire kitchen, this may give them concern about buying your house. At the least, it may lower the value of the home in the prospective buyer’s mind.

For best results, make sure any work on the home and the landscaping is done ahead of time. A picture perfect home is going to attract the highest price.
